This study looks to delve into the various roles AI plays in using 3D models, enriching experiences in virtual and augmented reality, to create scalable, dynamic virtual environments. It carefully examines the challenges related to computational demands, such as processing power and data storage, scalability issues, and ethical considerations concerning privacy and the misuse of AI -generated content. By exploring AI's application in game engine platforms such as Unity through research ongoing, this paper highlights the technical achievements and ever growing possibilities unlocked by AI, such as creating lifelike virtual environments. © 2024 IEEE.},
